Did you know?

Seller Disclosure is a Must in Queensland

In Queensland, Sellers are legally required to provide a Seller’s Disclosure Statement before a contract can be signed and getting it wrong can seriously unravel a sale.

If information is missing, incorrect, or not disclosed properly, Buyers may have the right to terminate the contract, even late in the process. In some cases, Sellers and Agents can also be exposed to disputes, delays, or legal action.
This statement should be prepared by your Solicitor or Conveyancer and typically takes around 10 to 15 business days. You can bring your property to market during this time, but contracts can’t be signed until it’s complete.

We’ll guide you through the timing and work closely with your legal team, so nothing trips you up. It’s not something we do on your behalf or recommend doing yourself, because when disclosure goes wrong, it can undo months of hard work very quickly.

AML Laws: From July 1st, we are required to follow the legal obligations in regards to Anti-Money Laundering

What this means, simply:

New AML laws now require real estate agents to verify who’s buying and selling property, to help stop money laundering and crime.

What you’ll need to do:

  1. Show ID (driver’s licence or passport)
  2. Explain where your money is coming from
  3. Give some details about the property

How: You’ll get an email with a link to complete this online.

Why: It’s the law now — not because they suspect you of anything. Everyone goes through it.
